DFW since 2021

5 years local

Three offices: Southlake, Dallas, Aubrey. Owner-operated.

Currently serving DFW property management firms, national retail chains, and commercial office operators. Reference list available under NDA during the diligence phase, we won't volunteer customer names in a sales conversation.

Built for retail

The stockroom sets the standard. The sales floor shows it.

Retail pest control lives in the stockroom, the shared walls and the lease exhibit, and the method here respects all three of them.

Stage 01
01

Scope the lease

Shell, exterior, or full interior. We service what your lease says.

Multi-tenant centers split pest responsibility between landlord and tenant, and the lease exhibit decides who owns what. We read it and scope to it; what happens on the other side of a shared wall is the center's provider's job, and we keep our side airtight.

Stage 02
02

Work the backroom

Deliveries bring the problems; the stockroom keeps them.

Cardboard, pallets and nightly deliveries are the retail pest pipeline. Stockroom harborage work, receiving-door discipline and break-area attention carry most of the result.

Stage 03
03

Mind the neighbors

In a strip center, your pest pressure is partly your neighbor's.

A restaurant two doors down changes your baseline. Shared-wall monitoring and center-wide perimeter work, where the landlord runs it, keep the neighbor's problem from becoming your inventory's.

How the engagement runs

From call to storefront visit, fast.

Storefronts quote remotely and schedule quickly. Most retail accounts run their first service within a week of the first call.

HOW WE QUOTE

Quoting takes about a week. Often less.

Custom-quoted by property. No tiered packages, no franchise rate sheet.

Properties under 50,000 sq ft can typically be quoted from a Google Earth review and one phone call, we know what we're looking at. Larger or unusual properties get an in-person walkthrough first.

We meet you on the property

Most properties are quoted straight from the call and the form. Restaurants and food service get a 30-minute walkthrough of the exterior, common areas and dock or trash zones first. We document conditions and ask the questions that affect cadence.

Frequently asked

Commercial questions, answered plainly.

Store managers ask these before looping in the landlord. Straight answers below; the office covers the rest.

Structure rather than chemistry. A retail account here runs on thirty days' notice with no annual term, so a store that changes hands or reformats is not locked into service it no longer needs. And the office that quoted the site is the one you reach, not a national scheduling desk.

Food service inside a retail center is a different quote from the shell, and it needs an on-site walkthrough before any number goes on paper. A store with a small food counter we can usually handle within the retail program; a full kitchen gets quoted as food service.

We cover the DFW metro from three offices. Multi-site retail operators often ask about locations beyond that, and we would rather refer those than stretch a route and miss service windows on the stores we can actually reach.

Thirty days' notice, no year-long term. Retail needs that more than most sectors, because lease terms and store formats move faster than annual agreements allow, and nobody should keep paying on a unit that closed in March.

Yes. A single person at the office who knows the store, the lease scope and whether the backroom belongs to you or the landlord. Technicians rotate, so we do not pretend otherwise, but the contact does not.

Yes. Texas licence 850046, and umbrella cover at the five million level for landlords and franchise auditors whose requirements run above standard. Vendor packets get filled in digitally, and we do not ask for your logo in exchange.

Retail tenants usually go to the centre manager rather than to us, but where a store calls direct we log it against the property and tell whoever holds the account. We do not coordinate with a centre's other pest provider, and we will say so rather than implying joint working.

For retail it rarely comes up, since a technician in uniform is unremarkable in a service corridor. Where a brand genuinely needs discretion we work on timing instead. Branded vehicles and uniforms are not something we vary, at any site.
