New buildings are not sealed buildings. Not yet.

Almost everything commercial in Frisco is recent, and recent construction creates a specific and predictable set of openings. Weep holes left unscreened, utility penetrations foamed but not sealed, dock levellers that have not settled into their seals, and landscaping installed hard against the wall before anyone thought about the gap behind it. A building can be two years old, under warranty, and still have four routes in.

The second factor is pace. Retail and restaurant space here is fitted out, opened and sometimes re-tenanted inside a short window, and each fit-out leaves penetrations nobody recorded. We walk the property before quoting anything with a kitchen, and we write what we find rather than describing it later. Service is monthly, month to month on thirty days' notice, with the report filed digitally after each visit.

We can route to either model, depending on your property and your preference. Default is that all service requests come through your management office, and we communicate with the property manager rather than tenants directly. For larger multifamily or HOA properties, we can also field tenant calls directly and route the work through your office for approval. Either way, the choice is yours, and the routing is consistent across visits, not subject to which dispatcher picks up the call.
